What Sontree East's governing documents say
Suntree East is a condominium community in Paradise Valley, AZ — you own your individual unit and an undivided 1/137 interest in the common elements. The property is also part of the larger Scottsdale Ranch master-planned community, which has its own Master Association and additional assessments. This document governs unit ownership, maintenance, leasing, pets, parking, and other use restrictions.
- What you own & maintain: You own the interior of your unit and are responsible for maintaining the entire building containing your unit, including exterior and structural components, regardless of whether portions are common elements. The association maintains the common elements (roofs, foundations, grounds, etc.) and may elect to sweep and maintain parking areas as a common expense.
- Leasing & rentals: Leases must be for at least 30 days, for the entire unit only, and in writing. A copy must be delivered to the association before the tenancy begins. The lease must include provisions that the tenant complies with all governing documents, and the board has authority to evict on the owner's behalf for default.
- Pets: No more than two domestic pets (e.g., dogs, cats, fish, caged birds) are allowed per unit, kept as pets only and not for commercial purposes. Animals must be leashed on common elements and not roam free. The board may fine $25 per violation and impose a lien for unpaid fines.
- Parking & vehicles: Parking is regulated by the board, which may assign designated areas or exclusive spaces. No parking is allowed on private accessways at any time. Vehicles parked in violation of safety rules may be towed after at least 8 hours' notice (or less if safety requires). Nighttime operation requires appropriate lighting.
- Exterior appearance & alterations: No exterior modifications, painting, awnings, antennas, signs (except 'for sale' signs in designated areas), or reflective window materials are allowed without board approval. The board may prescribe uniform paint colors and drapery fabric. Garage doors must be kept closed except for ingress/egress.
- Use restrictions: Units are for single-family residential use only, on ownership, rental, or lease basis. No business or commercial use is permitted (except by Declarant for sales). No offensive or nuisance activity is allowed. Temporary structures and overnight recreational vehicle occupancy are prohibited.
- Assessments & master association: All unit owners pay monthly assessments for common expenses, and special assessments may be levied. Each unit has a 1/137 interest in common elements. In addition, all owners must pay assessments to the Scottsdale Ranch Master Association and comply with its declaration and rules.
