- What you own & maintain: You own your apartment's cubic space (walls in, floor slab to roof) and exclusive use of attached patios/balconies. You share ownership of common elements (e.g., parking, landscaping, recreation areas) as a 1/14 interest (adjustable as units are added). The association maintains common elements and carries master insurance.
- Assessments & fees: Regular assessments are levied per unit to cover common expenses. Initially capped at $30/year/unit until January 1986, with annual increases limited to 7% or CPI. Special assessments may be imposed for unanticipated costs. Late payments accrue 12% interest and can lead to liens and foreclosure.
