This is a single-lot covenant and restriction for Lot 12 in the Vista Los Arcos subdivision (Paradise Valley, AZ). It runs with the land and is for the benefit of the owners of Lot 14. It does not represent a full set of community rules; rather, it places two specific restrictions on the construction on Lot 12.
- Roof height limit: The roof of the residence on Lot 12 must never exceed the heights shown on the attached site plan (Exhibit 'A').
- Fill & grade restriction: The residence must be built at standard eight inches above existing grade, with no extraordinary fill placed underneath, except for normal leveling procedures.
- Duration & expiration: This covenant applies only as long as Robert R. Mills and Jeannine N. Mills are the record owners of Lot 14. It automatically expires when they transfer their interest in Lot 14.
- What this document doesn't cover: This document does not cover other typical HOA or condo rules such as assessments, common areas, pets, leasing, or architectural review procedures for the broader community. It is a narrow restriction between two specific lots.
