The Preserve At Lincoln is a standard single-family home HOA in Paradise Valley, AZ — you own your lot and house, and the association maintains common areas. All owners are automatically members. This document outlines what's allowed and what requires approval, including architectural changes, rentals, parking, and pets.
- Architectural review: Any construction or exterior alteration (including paint, fences, landscaping) must be approved in writing by the Design Review Committee. The committee can deny plans based on aesthetics alone. Some minor changes (e.g., repainting with original colors) may be exempt. A review fee may be charged.
- Residential use & home businesses: Lots must be used exclusively as single-family residences. Home businesses are allowed only if they are not visible or audible from outside, don't generate customer traffic, and are conducted solely by residents — no employees who are not residents.
- Rental restrictions: Leases must be for at least one month, must be in writing, and must include a clause that the lease is subject to the community documents. Owners must notify the association 10 days before the lease starts with tenant info. No subleasing allowed.
- Vehicles & parking: No vehicle over 8 feet tall or 24 feet long may be parked visibly on the property. Motor vehicles must be parked in the garage if space permits; otherwise, on the driveway. No storage (e.g., under a cover) on lots except in a garage. No parking on the private street if garage/driveway space is available.
- Pets: Reasonable number of dogs, cats, and small household birds allowed as domestic pets. Dogs must be leashed (max 6 feet) when outside the lot. Owners must clean up feces. The board can restrict animals on common areas and remove dangerous pets.
