The Association maintains the exterior of your home (stucco, roofs, windows) and common areas. This document binds all Lot owners and residents, setting rules on use, appearance, and fees. It does not impose age restrictions or rental term minimums beyond renting the entire Lot.
- Architectural review: You must get prior written approval from the Architectural Committee before making any exterior changes, including landscaping, paint, fences, or additions. The committee has 60 days to respond; if no answer, approval is deemed given. Fees may apply.

- Pets: You may keep dogs and cats as household pets: up to 2 dogs if each weighs 30 lbs or less, or 1 dog up to 75 lbs; up to 2 cats; and no more than 2 total pets. Animals must be leashed or in an enclosure, and you must clean up after them.
- Parking & vehicles: All resident vehicles must be parked inside your garage. Street parking and storing vehicles (covered or unattended over 24 hours) is prohibited. Guests may park in open spaces for up to 72 hours. No inoperable vehicles visible from neighboring property.
- Fees & assessments: Annual assessments fund common expenses and reserves. The initial maximum was $189 per Lot, with annual increases of up to 10% or CPI. Special assessments require a 2/3 vote. A $500 working capital fee is due from original purchasers, and a transfer fee (up to half the annual assessment) applies on resale.
- Signs & antennas: Signs visible from neighboring property are generally prohibited, except one 'For Sale' sign (with approval) and required legal signs. Satellite dishes under 1 meter are allowed but must be screened from view; other antennas need approval.
