Belcanto is a single-family home HOA in Phoenix, AZ — you own your lot and home, and the association maintains the common areas. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) applies to all owners and residents.
- What you own & maintain: You own the lot and home; the association maintains common areas (tracts A–F and other common property). You are responsible for your lot and improvements, subject to architectural approval.
- Architectural review: No exterior changes (including color, structures, landscaping) without prior written approval from the Architectural Committee. Approval is deemed granted if no response within 60 days after complete submission. A review fee may be charged.
- Use restrictions: All units must be used as a residence by a single family (persons related by blood/marriage/adoption, or up to 3 unrelated persons). Home businesses are allowed only if not detectable outside, no customer traffic, and consistent with residential character.
- Pets: Only domestic pets (dogs, cats, household birds) kept as pets are allowed. Dogs and cats must be leashed (max 6 feet) when off the lot and must not be a nuisance. No structures for pets visible from neighboring property.
- Parking & vehicles: No trucks, trailers, campers, boats, or inoperable vehicles may be parked so as to be visible from neighboring property except for up to 48 hours per 7-day period. No street parking for over 48 hours per 7 days. Garages must be used for parking, not living space.
- Signs: No visible signs from neighboring property except one approved 'For Sale' sign and approved identification signs. Political and other signs require Architectural Committee approval.
- Assessments: Annual assessments are levied per lot. Initial maximum was $335; the board may increase annually by up to 5% or the CPI increase, whichever is greater. Special assessments require a 2/3 vote of members. New owners pay a working capital fee of 1/6 of the annual assessment at closing.
- Voting rights: Each lot owner (Class A) has one vote per lot. The Declarant (builder) has three votes per lot (Class B) until Class B ends (when Class A votes exceed Class B, after 5 years, or upon Declarant's notice).
