- Party walls: Walls on lot dividing lines are party walls. Adjoining owners share repair costs proportionally; if damaged by one owner's negligence, that owner bears full cost. Modifications need consent from the adjoining owner and the Architectural Committee.
- Architectural review: Any exterior improvement, alteration, landscaping, fence, or wall requires prior written approval from the Architectural Committee. This includes antennas, satellite dishes, roof-mounted equipment, and utility lines unless underground or concealed.
- Use & occupancy: Lots are for single-family residential use only. No business, trade, or nonresidential activity is allowed. Leasing is permitted but the owner must notify the association of the lease term and tenant name.
- Assessments & fees: Annual assessments start at a maximum of $276 per lot (as of 1995). The board may increase the maximum by the CPI increase or 10%, whichever is greater, without a vote. Increases above that require a 2/3 vote. Supplemental and special assessments also need a 2/3 vote. Delinquent assessments incur a late charge and can become a lien on the lot.
- Pets: Only a reasonable number of generally recognized house or yard pets are allowed, kept as domestic pets only (no commercial breeding). Animals must not cause unreasonable noise or nuisance. Structures for animals must not be visible from neighboring property.
- Parking & vehicles: No vehicles exceeding 3/4-ton rating, mobile homes, travel trailers, boats, or similar equipment may be parked visible from neighboring property. Pickup trucks with camper shells not over 7 feet tall and mini-motor homes under 7 feet tall and 18 feet long are allowed if used for basic transportation.
- Maintenance: The association maintains the common area and any landscaping or improvements on immediately adjacent areas if the board agrees. Each owner is responsible for maintaining their own lot and improvements, including repair and replacement not covered by the association.
