Brick Commons is a 195-unit condominium in Phoenix, AZ. You own your individual unit and an undivided interest in common elements including a clubhouse, pool, spa, and parking areas. The association maintains the common elements and carries master insurance. This declaration and the condominium's other governing documents set the rules for living here.
- Residential use & occupancy: Units are for residential use by a 'Single Family' — defined as persons related by blood, marriage, or adoption, or up to three unrelated people. No commercial use is allowed, but limited home businesses that don't create outside visibility, noise, or traffic are permitted.
- Leasing & rentals: All leases must be in writing and for a minimum term of 30 days. You cannot lease less than your entire unit. You must notify the association of the lease term and tenant names, and provide a copy of the lease if requested. You are responsible for your tenant's compliance with all rules.

Vehicles in disrepair may be towed at owner's expense.
- Alterations & appearance: Exterior alterations visible from neighboring property require prior board approval. Interior nonstructural changes do not need approval if they comply with laws. Window coverings must be white or cream on the exterior-facing side. No signs, antennas, or satellite dishes (except federally protected small dishes) are allowed without approval.
- Assessments & fees: Each unit pays a common expense assessment based on its size, with base amounts defined in the declaration (e.g., $120/month for a 1-bedroom unit of 760 sq ft, up to $190/month for a 2-bedroom unit of 1,217 sq ft). Special assessments and user fees may also be levied. Delinquent assessments create a lien on the unit.
- Dispute resolution: The declaration requires mediation and then binding arbitration for most claims and disputes, as outlined in Article 11. This alternative dispute resolution process is mandatory and must be followed before litigation.
