Woodward Place Commons Condominiums is a two-unit condominium community in Phoenix, AZ where you own your individual unit and share the building's common structure, roof, and grounds. The association maintains all shared elements and pays for them through equal per-unit assessments; you maintain your unit's interior and your patio, garage lights, and garage door.
- What you own & maintain: You own your unit's interior (from finished surfaces inward); the building structure, roof, and walls are shared. Each unit has an outdoor courtyard patio and one reserved garage parking space with storage. Water utility is currently split 50/50 between the two units until separate meters are installed.
- Association maintenance: The association maintains and pays for building exteriors, roof, parking areas, sidewalks, landscaping, irrigation, and lighting as a shared Common Expense.
- Your Limited Common Element maintenance: You must maintain your patio flooring and finish, garage lights, garage door, and garage opening systems—but not structural repairs, which the association handles.
- Parking & vehicles: Commercial vehicles (trucks over 3/4 ton, RVs, boats, campers) must stay in your garage only. Family vehicles must use your garage and driveway first before common parking spaces. No vehicle repairs are allowed outside your garage except emergencies, and inoperable vehicles cannot be stored outside.
- Leasing & short-term rentals: You may lease your entire unit to tenants in writing, subject to condominium rules. Short-term rentals (including daily rentals via Airbnb or VRBO) are explicitly permitted. You cannot lease the garage or parking space separately from the unit.
- Pets: Domestic pets only: no more than two dogs, two cats, or one dog and one cat per unit, with no pet exceeding 20 pounds (service animals excepted). Pets must be leashed (6 feet max) outside your unit, and you must immediately clean up waste in common areas.
- Architectural changes & exterior work: Nonstructural interior changes need no approval, but you pay for any damage to other units or common elements. Structural changes require Board approval and certification by a licensed Arizona architect or engineer. Any visible exterior changes require Board approval based on aesthetic harmony with the community.
- Home-based business: Limited home-based business is allowed if: it's not visible or audible from outside, conforms to zoning, involves no client visits, uses no more than one non-resident employee, doesn't increase traffic or parking, and doesn't involve hazardous materials or nuisances.
