- What you own & maintain: You own your individual lot and the house on it. The association owns and maintains the common areas (e.g., landscaping, parking, recreational areas). You are responsible for repairs inside your home and for any damage to common areas caused by you or your guests.
- Leasing & rentals: Leases must be for at least 30 days; transient or hotel-style rentals (under 30 days or with hotel services) are prohibited. Owners may lease, but the lease must comply with the declaration and association rules.
- Pets: Usual household pets (dogs, cats, birds) are allowed but must be kept under control. The board can set rules and may require removal of objectionable pets.
- Architectural review: Any exterior alteration, construction, or improvement (fences, patios, air-conditioning units, etc.) must be approved in writing by the Architectural Control Committee. Plans showing design, materials, and location must be submitted.
- Parking & vehicles: No campers, trailers, boats, inoperable vehicles, or commercial vehicles (other than standard pickup trucks used for business) may be parked on the property except temporarily or in an enclosed garage/carport. Noisy or smoky vehicles are prohibited.
- Use restrictions: Lots may only be used for single-family residential purposes. No businesses, noxious activities, or nuisances are allowed. Exterior clotheslines are prohibited. Signs require board approval.
- Assessments: Annual assessments are levied equally per lot. The initial maximum annual assessment was $720 ($60/month). The board may increase assessments annually based on the CPI, and special assessments require a 2/3 vote of members. Unpaid assessments bear interest at 10% per annum and become a lien on the property.
