As a lot owner, you own your property but must follow restrictions on construction, landscaping, pets, vehicles, and use; the community association, funded by owner assessments, maintains common areas and enforces these rules through architectural review and financial liens.
- Leasing & rentals: Rentals must cover the entire lot, run for a minimum of one year, and require prior written approval from the association board. Leases may be terminated by the board at any time with 30 days' notice.
- Construction & architectural review: Any construction, modification, or alteration requires prior written approval from the Design Review Board. Minimum setbacks are 20 feet (front), 10 feet (side), and 20 feet (rear; 35 feet north of Lacksput Drive); individual lots must be at least 20,000 square feet.
