• Landscaping: All open areas must be landscaped, rock-scaped, or lawn. At least 2/3 of the front setback must be lawn or landscaping; the rest can be walks, parking, or driveways. Landscaping must extend to the back of the curb, be underground-sprinklered, and kept irrigated and green.
• Parking & loading: Each building site must have sufficient on-site parking, loading, and unloading for its business; no on-street parking allowed. Parking may be in front only if building setback exceeds 18 feet, but never within the 10-foot setback.
• Screening & storage: All roof/yard mechanicals, transformers, trash enclosures, open storage, and dumpsters must be screened from view. Outdoor storage is allowed only if accessory to a permitted use, not within the front yard, and screened by a solid fence/wall at least 6 feet high.
• Signs & illumination: Only one sign per suite facing each public roadway, plus a Freeport Center East sign and temporary contractor signs. Signs may not blink, pulsate, or use exposed tubes. Exterior lighting must not disturb adjacent residential districts or traffic.
• Maintenance obligations: Each owner must maintain streetscape (curbs, sidewalks, landscaping) from property line to curb. If owner fails to maintain after 10-day notice, CMDC may enter and make corrections, and the cost (plus 18% interest) becomes a lien on the property.
