Sun West is a single-family age-restricted (55+) community in Phoenix, Arizona, part of the larger Sun City West master-planned development. You own your individual lot and dwelling unit (called a Casita Home); the association maintains shared landscaping and common areas. Living here requires membership in two organizations — the Rec Centers (for recreation facilities) and the Indian Wells Homeowners Association (for common area maintenance) — and compliance with strict design and use rules.
- Age restriction & occupancy: At least one person living in your home must be 55 years or older. No one under 18 may reside there. Federal law requires that 80% of homes be occupied by single families with at least one member 55+.
- What you own & maintain: You own your individual lot and dwelling unit; you must maintain the exterior (walls, roof, porch, patio, garage). The association maintains all common areas, landscaping, and the front-yard landscape easement. You must complete landscaping of your lot within 90 days of taking possession.

- Design & exterior restrictions: Satellite dishes and radio antennae are prohibited; TV antennae must remain as originally installed. No new fences (only Developer-constructed fences permitted); no chain-link or wood fences. No storage sheds, greenhouses, or temporary buildings. Dwelling units must be kept in good repair and adequately painted. Clotheslines visible from neighboring property or the street are prohibited. Board approval required for any exterior changes to your dwelling.
- Enforcement & delinquent fees: Association can suspend your voting rights and recreation facility access if you miss a payment by 30 days or violate community rules for 30 days.
