Parque Vista Estates Unit 10 is a single-family home subdivision in Phoenix, AZ. The rules are set by a Declaration of Covenants, Conditions, and Restrictions (CCRs) recorded in 1984, which bind all lot owners. There is no homeowners association – enforcement is by lot owners themselves.
- Land use & dwellings: Lots are for single-family residential use only. No business, trade, hospital, or sanitarium. Dwellings must be at least 800 sq ft (one story) or 1,100 sq ft (two story). Temporary structures, mobile homes, and manufactured homes are prohibited as residences.
- Setbacks & fences: Buildings must be at least 20 ft from front lot line, 25 ft from rear, 5 ft from side lot lines (adjacent to another lot), and 10 ft from side street lines. Fences and walls over 3 ft high cannot be placed closer to the front than the front wall of the house; side/rear fences cannot exceed 6 ft in height.
- Vehicles & storage: No motor vehicle over 1½ ton, and no motorhome, travel trailer, camper, boat, or boat trailer may be stored on a lot or street if visible from other lots. Minor vehicle maintenance (e.g., changing oil) is allowed, but major repairs or storage of inoperable vehicles visible from other lots is prohibited.
- Animals: No horses, cows, swine, fish, sheep, goats, or birds may be raised or kept. A reasonable number of common household pets are allowed but must be leashed or confined; not for commercial purposes.
- Signs & garbage: Only one sign no larger than 4 sq ft advertising the lot for sale or rent is allowed visible from public view. Trash and garbage must be kept in sanitary containers, located out of sight from streets and other lots except during collection.
- Maintenance & nuisances: Lots must be kept free of weeds, rubbish, and litter, and well-maintained. No noxious or offensive activity, and no obstruction of sight lines at intersections (triangular areas 25 ft from corner).
- Term & amendments: The restrictions run with the land for 30 years from 1984, with automatic 10-year extensions. During the first 30 years, amendments require a written instrument signed by two-thirds of lot owners; after that, a majority suffices.
