Prevalent at Madison Ranch is a standard single-family home HOA in Phoenix, AZ. You own your lot and house; the association maintains common areas and enforces the covenants, which run with the land. This document is the full set of CC&Rs that all owners and occupants must follow.
- Residential use only: All dwelling units must be used exclusively as residences. Limited home-based businesses are allowed only if they are not visible or audible from outside and don't generate customer traffic.
- Pets: Maximum of four generally recognized house pets per lot. Pets may not be housed, chained, or left outside unsupervised. No outdoor pens or structures for pets are allowed.
- Leasing & rentals: Leases must be for the entire lot for at least 90 days. Owners are responsible for tenant compliance with all rules. The board may adopt additional rental restrictions.
- Parking & vehicles: Only private passenger vehicles, pickup trucks, motorcycles, ATVs, and golf carts may be parked on driveways or in garages. Commercial vehicles over 10,000 lbs, RVs, boats, trailers, and inoperable vehicles must be stored inside a garage or in designated areas. No vehicle repair outside a garage.
- Landscaping & maintenance: Owners must landscape undeveloped portions of their lot within 150 days of purchase and maintain all landscaping and exterior of the dwelling unit. If the home is damaged, reconstruction must be completed within 18 months.
- Architectural review: Any improvement or landscaping visible from neighboring property requires prior approval from the Design Review Committee. This includes solar panels, antennas, basketball hoops, HVAC units, fences, and exterior paint changes.
- Signs & flags: Only a limited set of signs are allowed: address signs, for-sale/for-lease signs (per Arizona law), political signs (max one, with size and time limits), and flags (U.S., military, POW/MIA, Arizona state, or Arizona Indian nations).
- Assessments & fees: Annual assessments are levied equally per lot. The initial late fee is the greater of $15 or 10% of the unpaid amount, with 12% annual interest. The association can place a lien and foreclose for nonpayment.
