Vineyard Vista is a standard single-family home HOA in Phoenix, AZ. Every homeowner automatically becomes a member and must follow the CC&Rs, which cover exterior upkeep, architectural approvals, and property use. The association maintains common areas and enforces rules to protect property values.
- What you own & maintain: You own your lot and house; you must keep it in good repair, maintain landscaping (lawns, trees) and keep the lot free of weeds and debris. The association maintains common areas.
- Architectural review: Almost any exterior change (buildings, fences, paint, landscaping) needs prior written approval from the Architectural Committee. Detached structures like sheds require approval; sheds can't exceed 6' height and must match house color or be neutral. Satellite dishes must be below fence line.
- Leasing & rentals: Leases must be in writing and subject to the declaration. The owner remains liable for any tenant violations. The association must be notified of leases. No minimum lease term is stated, so short-term rentals might be allowed unless restricted by other rules.
- Pets: Only a reasonable number of common household pets allowed, kept as domestic pets (not for commercial purposes). No nuisance noise allowed. Animal structures must not be visible from neighboring property.

- Home businesses: Businesses conducted from home are allowed only if not detectable from outside, no customer visits, no delivery to unit, no more than 20% of floor area used, and must not affect residential character. Leasing a unit is not considered a business.
- Assessments & fees: Annual assessments are set by the board, with a maximum increase each year of the greater of CPI or 10%. Special assessments for capital improvements require approval by 2/3 of members present at a meeting. Delinquent assessments accrue interest at 10% per year and can become a lien on the property.
