What Veneto's governing documents say
Veneto is a single-family residential subdivision in Phoenix, AZ, governed by a homeowners association (HOA). The Declaration of Covenants, Conditions and Restrictions (CC&Rs) applies to all lot owners and sets rules for property use, maintenance, assessments, and architectural standards. This document is the full rulebook for the community.
- Single-family residential use: All lots must be used exclusively for single-family residential purposes. No commercial or non-residential activities are permitted, except home leasing, model homes for builders, and Declarant's sales activities.
- Maintenance responsibilities: The Association maintains common areas (landscaping, walls, etc.) and may also maintain certain lot frontages. Each owner is responsible for the maintenance of their own lot and improvements not covered by the Association.
- Assessments: Owners must pay annual, supplemental, and special assessments. The maximum annual assessment initially is $1,000 per lot. Special assessments require a two-thirds vote. Unpaid assessments become a lien on the lot.
- Architectural control: No exterior changes (buildings, fences, paint, landscaping) may be made without prior written approval from the Board. This includes color schemes, structures, and landscaping visible from neighboring property.
- Parking & vehicles: On-street parking is discouraged; vehicles should be parked in garages or driveways. No inoperable vehicles, mobile homes, trailers, boats, or campers may be parked on lots or streets without Board approval.
- Pets: Only a reasonable number of common house or yard pets are allowed, kept as domestic pets only. No nuisance or excessive noise is permitted; structures for animals must not be visible from neighboring property.
- Leasing & rentals: Leasing is allowed, but owners must notify the Association of the lease term and tenant's name. For lease signs require Board approval. No minimum lease term is specified.
