Terrace Condominiums at Green Gables is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the building's common elements, which the association maintains and insures. The declaration sets rules for use, leasing, pets, parking, and more, binding all unit owners and their tenants.
- What you own & maintain: You own the interior of your unit (including finished surfaces of walls, floors, and ceilings). The association maintains and repairs all common elements and most limited common elements (like patios, garages, and driveways), but you are responsible for maintaining your unit's interior and certain limited common elements such as exterior doors, windows, and their frames.
- Leasing & rentals: No lease may be for less than 30 days, effectively banning short-term/vacation rentals. All leases must be in writing, subject to the condominium documents, and you must provide copies to tenants and notify the association of lease dates and occupant names.

- Parking & vehicles: No trucks, recreational vehicles, boats, or campers may be parked on the property except inside your assigned garage. No inoperable vehicles, and no vehicle over 7 feet tall in the garage. Parking on common elements requires board approval. Commercial vehicles are not allowed in assigned covered parking.
- Assessments & fees: All units share common expenses equally (1/17 each initially). Regular assessments are set by the board; special assessments require approval of two-thirds of voting unit owners. A working capital fee of 2 months' assessment is due from initial purchasers, and a transfer fee is charged upon each sale.
- Alterations & appearance: Nonstructural interior changes are allowed without approval, but any structural change or exterior alteration (including window coverings, signs, or antennas) requires board approval. Satellite dishes one meter or less may be installed in limited common elements under certain conditions.
- Other restrictions & rules: The board may adopt rules on common element use, parking, pets, and other matters. Nuisances, offensive activities, and improper use are prohibited. The association can tow unauthorized vehicles and impose monetary penalties for violations.
