What Viewpoint North's governing documents say
Viewpoint North is a single-family home HOA in Prescott Valley, AZ — you own your lot and house, and the Association governs the neighborhood through covenants, conditions, and restrictions (CC&Rs). This document is the full rulebook for all owners, residents, and tenants.
- Land use & housing restrictions: Lots are for single-family detached homes only. Each home must have at least 1,200 square feet of livable space, be no more than 2 stories and 35 feet tall, and include an attached 2-car garage. No further subdivision or rezoning without Architectural Committee approval.
- Architectural review: Any exterior change visible from a neighboring lot — including construction, paint, fences, landscaping, antennas, and mailboxes — requires prior written approval from the Architectural Committee. The Committee has 30 days to act; if no response, approval is deemed given.
- Leasing & rentals: No more than 5% of all lots may be leased at any one time. Each lease must be for a term of exactly 12 months (minimum and maximum). Owners must submit a tenant registration form and a security deposit (amount set by Board), and may face penalties including suspension of the right to lease for 12 months for non-compliance.
- Animals & pets: Only dogs, cats, and other common household pets are allowed — no livestock, poultry, or commercial breeding. A 'reasonable number' of pets is permitted, provided they do not create a nuisance or unsanitary conditions. Dogs must be leashed or fenced.
- Parking, vehicles & storage: No RVs, boats, trailers, or campers may be parked visibly from neighboring property for more than 72 hours (loading/unloading only). Inoperable vehicles are prohibited. Motor vehicles may only be repaired inside an enclosed garage. Lawn equipment must be stored out of sight.
- Business use: Home-based businesses are allowed only if they are not detectable from outside the lot (sight, sound, smell), comply with zoning, involve no customer visits or solicitation, and remain consistent with the residential character of the neighborhood.
- Maintenance & obligations: Owners must keep lots clean, free of debris, and properly landscaped (front yard plan due within 3 months of construction, installed within 7 months of occupancy). Damage from fire or act of God must be repaired or razed within 12 months. The Association has an easement to inspect lots for compliance.
