Del Webb at Lone Tree is a 55+ age-restricted planned community in Scottsdale, AZ. You own your lot and are responsible for maintaining your home and yard. The association manages common areas and enforces architectural and use rules. This declaration governs all lots and is binding on owners and occupants.
- Age restriction (55+): At least one occupant must be 55 years of age or older. No person under 19 may stay overnight more than 90 days in any 12-month period. At least 80% of homes must be occupied by someone 55+. Declarant may sell to buyers aged 45–55 as long as the 80% threshold is maintained.
- What you own & maintain: You own the lot and your dwelling unit. You must maintain your home, landscaping, and driveway. The association maintains common areas, perimeter walls (shared responsibility), and view fencing.
- Architectural review: Any exterior change – including paint, landscaping, fences, additions, or grading – requires prior written approval from the Design Review Committee or Declarant. A processing fee may apply. The committee can grant variances.
