It creates a standard homeowners' association (HOA) that all lot owners automatically join. The rules apply to owners, residents, and lessees, and cover property use, maintenance, and assessments.
- Leasing & rentals: Leases must be in writing for a term of at least 30 days. Owners must provide tenant names and contact info to the association before move-in. Leases must include a provision that tenants are bound by the CC&Rs.
- Architectural review: Any improvement visible from a neighboring lot requires board approval. Submit plans with a fee; board must approve or deny within 30 days or approval is automatic. The board may require a bond for completion.
- Pets: A reasonable number of common domestic pets allowed, but not for commercial purposes. Dogs must be on a leash no longer than 6 feet when off the owner's lot. Pet enclosures must not be visible from neighboring property.
- Parking & vehicles: RVs, boats, and large vehicles (over 7 ft tall or 22 ft long) may only be parked temporarily (max 72 hours in a 7-day period) on driveways for loading/unloading. Inoperable vehicles and repairs visible from neighboring property are prohibited. The board can tow violating vehicles.
- Home businesses: Business activities allowed inside the home only if not detectable from outside (no noise, smell, or traffic), no customer visits, and consistent with residential character. Leasing a unit is not considered a business.
- Assessments: Annual assessments are set by the board, divided equally among all lots. The board can also levy special assessments with majority member approval. Delinquent payments incur 12% annual interest and a late fee (up to $15 or 10% of unpaid amount).
