This is a partial amendment to the Declaration of Covenants, Conditions, and Restrictions for Stanfield Ranch (formerly known as Sawtooth Agricultural Association) in Pinal County, AZ. It is an agricultural/rural landowner association, not a typical residential neighborhood. This amendment adjusts parcel definitions and ownership interests from 1/16 to 1/22 due to land takings for the Central Arizona Project canal, and revises maintenance exception rules for parcels not in cultivation.
- Ownership interests & parcel changes: Due to federal land takings, the number of parcels increased from 16 to 22. Each parcel owner now holds an undivided 1/22 interest in common areas instead of 1/16. Several former parcels (11-16) were split into A and B sub-parcels.
- Assessment responsibility & opt-out: All parcels, whether cultivated or not, must pay their pro-rata share of annual and special assessments. Owners may opt out of using common area facilities (roads, irrigation, utilities, water) by notifying the association in writing, after which they stop paying assessments but cannot use those facilities. Reinstatement requires application and a majority vote of remaining owners.
