Roosevelt Court Townhouses is a townhome community in Tempe, AZ — you own your individual unit plus an undivided share of the common areas (land, parking, stairs, roofs, etc.), which the homeowners' association maintains and insures. The association levies regular and special assessments on each unit to fund upkeep, reserves, and operations.
- What you own & maintain: You own the interior of your unit (including windows, doors, electrical outlets) and an undivided interest in the common elements. The association maintains common areas, but you are responsible for repairing your unit, any separate A/C or water heater, and windows (must be repaired within 7 days of damage). You may paint, plaster, and decorate interior surfaces.
- Leasing & rentals: Leases must be for at least 20 days (no transient/hotel rentals). The owner has the absolute right to lease, provided the lease is subject to the governing documents and any reasonable association rules.
- Pets: No animals may be raised, bred, or kept without prior association approval. Usual household pets (dogs, cats, birds) may be kept upon approval; the board may adopt reasonable rules and can require removal if the pet becomes objectionable. Approval shall not be unreasonably withheld.

- Assessments & fees: The initial maximum annual assessment was $360 per unit (prorated). The board may set future assessments, but cannot increase or decrease by more than 20% from the prior year without a 51% vote of non-Declarant members. Special assessments (e.g., for capital improvements) require a 51% vote if they exceed 5% of the budgeted gross expenses. Delinquent assessments bear 10% annual interest and become a lien on the unit.
