Maricopa Grand Professional Village is a condominium community in Maricopa, AZ, consisting of professional office units. You own your unit individually and share ownership of common elements, which the association maintains and insures. The community is still under development—the declarant may add up to 25 additional units within seven years of the declaration recording date (January 2009). Units may only be used for professional offices (e.g., medical, legal, real estate) unless otherwise approved.
- What you own & maintain: You own the interior of your unit up to the wall sheathing, roof trusses, and floor slab. The association maintains common elements, including landscaping, lighting, and sidewalks. You are responsible for interior alterations and pest control within your unit.
- Permitted uses (professional offices): Units must be used exclusively as offices for professional services such as medical, dental, legal, architectural, insurance, and similar fields. Incidental retail of related goods is allowed. Any other use requires zoning approval and either board or all-unit member approval, depending on the period of declarant control.
- Pets & animals: No animals are allowed except fish in aquariums and service animals for disabled persons.
- Leasing & rentals: Leases must be in writing and state they are subject to the declaration and rules. At least 10 days before the lease starts, the owner must provide the association with start/end dates, lessee names, owner contact, and emergency contact. The owner is liable for tenant violations.
- Signs: No signs visible from outside the building (including 'For Sale' or 'For Rent' signs) are allowed without prior board approval. The board may permit signs on the building exterior, subject to criteria and local ordinances.
- Parking & vehicles: Parking is first-come, first-serve unless spaces are allocated as limited common elements. No inoperable vehicles, trucks, trailers, campers, boats, or recreational vehicles are allowed. Bicycles may not be stored in common areas for more than 24 hours except in designated racks.
- Alterations & improvements: Nonstructural interior changes do not require board approval. Structural changes or any exterior alterations require prior written board approval, including architect/engineer certification. The board may impose conditions such as insurance, security deposits, and approved contractors.
- Ongoing development & construction: The declarant retains the right to expand the condominium (up to 25 added units) and continue construction, which may cause dust, noise, and traffic. Owners release the declarant from claims related to this activity.
