What Oakwood Hills Homeowners Association's governing documents say
Oakwood Hills is a single-family homeowners association (HOA) in Chandler, AZ. The declaration applies to all homeowners (called 'Owners') and sets rules for use, construction, and maintenance of homes and lots. Key requirements include single-family residential use only, a minimum livable area of 4,500 square feet, and prior approval from the Architectural Committee for most exterior changes.
- Single-Family Residential Use: All lots must be used exclusively for single-family residences. No business or trade is allowed unless it does not involve customers or employees coming to the property. Only one single-family may occupy a lot at a time.
- Minimum Livable Area: Each residence must have at least 4,500 square feet of livable floor area (excluding garages, porches, and other non-livable spaces). For two-story or basement homes, the ground floor must meet this minimum.
- Architectural Review: Any exterior improvement, alteration, or change (including paint colors, roofing, fences, landscaping) requires prior written approval from the Architectural Committee. The Committee may deny proposals based on aesthetics, harmony with surroundings, or neighbor impact, and its decisions are final.
- Leasing & rentals: Owners may lease their entire lot to a single family, but no transient or short-term rentals are allowed. Leasing rooms to clergy, students, or foster children is permitted. Owners must notify the Association of any lease and the tenant's name.
- Pets: Only a reasonable number of recognized house or yard pets are allowed, and they cannot be bred or kept for commercial purposes. Pets must not create excessive noise or nuisance. Outdoor pet enclosures must not be visible from neighboring property without Committee approval.
- Parking & vehicles: Street parking is prohibited for extended periods (no overnight parking is mentioned as allowed). Boats, RVs, trailers, and most trucks must be stored out of sight from neighbors and the street, unless in an approved garage. Garage parking capacity must be at least 3.5 cars.
- Assessments: The Association may levy assessments against all lots to cover common area maintenance, landscaping, security, and other costs. Assessments create a lien on the property if unpaid. Specific dollar amounts are not stated in this document.
