This is a First Amendment to the Condominium Declaration for Serenity Shores Condominium at Fulton Ranch, an Arizona condominium community. It expands the condominium by adding 176 new units across 45 phases, annexing additional property. This document does not contain the community's main rules; those are in the original Declaration. - Expansion & new units: The amendment adds 176 units in multiple phases (Phase 2 through Phase 45), each with 4 units per building. Unit numbers are listed in Exhibit A (e.g., Building 2 units 1005, 1006, 2004, 2005). The expansion is effective when the first unit in a phase is sold to a purchaser.
- Common elements & voting: Upon each phase's effective date, all units then subject to the Declaration share equally in common elements and common expenses (each unit gets an equal fraction, with denominator = total units). Each unit gets one vote in the association.
