Sun Lakes HOA #3, also known as IronOaks, is an active adult (55+) community in Sun Lakes, AZ. This document is a partial guide—the Architecture and Landscape Committee (ALC) Guidelines—covering only exterior modifications and landscaping. It does not cover age restrictions, pets, rentals, or other community-wide rules, which are in separate documents.
- Architectural review: All exterior alterations (e.g., additions, fences, windows, paint, landscaping) require prior ALC approval. Unapproved work triggers a $100 fine every 21 days until resolved. Approval typically takes 14 days.
- Fees & fines: An administration fee is charged per ALC permit request (except normal maintenance/replacement). Fines of $100 apply for starting work without a permit, with additional $100 fines every 21 days for non-compliance.
- Structures & additions: Additions (guest suites, casitas, etc.) must match the house's architectural style. Second-story additions cannot exceed the highest developer-built model. Patio enclosures, gazebos (max 10' height, 12' width), and ramadas (must be 10+ feet from house if detached) all need approval.
- Fences & walls: Masonry walls allowed 5-6 feet high; view fences (wrought iron, aluminum, vinyl) allowed up to 6 feet depending on pool/spa regulations. Glass fences limited to golf/lake view lots. No wire, wood, chain-link, or lattice as fencing. Neighbor notification required for shared walls.
- Landscaping: 100% lot coverage required with trees, shrubs, and ground cover. No more than 30% softscape area in grass. Artificial turf allowed with restrictions. Granite must be natural earth tones; no artificially colored rock. Vegetable gardens must be enclosed by a 5-6 foot block wall.
- Exterior colors & painting: Repainting body, trim, or garage doors requires ALC approval using approved color charts. Front entry doors may be stained or painted an approved color; designs not allowed on exterior walls. Fences and mailboxes must match the house body color.
- Pools & spas: Private pools/spas require county/city permits and ALC approval. All equipment must be concealed by masonry walls painted to match the house, set back 5 feet from property lines. Barriers of at least 5 feet (6 feet in Ironwood Estates) and self-locking gates are required.
- Parking & driveways: Driveway widening allowed up to 2 feet per side only for easier access, not for extra parking. Permanent parking on landscaped areas or patios is prohibited. Garage modifications cannot accommodate motor homes or oversized vehicles.
