Stapley Greens South is a standard single-family home subdivision in Phoenix, AZ, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs) recorded in 1985. These rules apply to all lot owners and residents, and cover what you can build and how you must maintain your property.
- Permitted use: Lots are for single-family residential use only. No business, commercial, or multi-family use is allowed. Only one single-family residence per lot, plus incidental structures like garages and guest houses.

- Architectural review: All plans for structures, fences, and landscaping (including color and materials) must be approved by the Homeowner's Committee before construction. - Parking & vehicles: Private passenger cars and pickup trucks (up to 3/4 ton) may park on the lot only if the parking area meets setback rules and committee approval. Campers, horse trailers, and boats must be screened from view and approved. No inoperable vehicles allowed outside a garage.
- Pets: A reasonable number of dogs, cats, birds, and fish are allowed as household pets, but must be kept fenced or controlled. Swine, peacocks, and geese are expressly prohibited. No commercial breeding.

Front yard landscaping must include at least one 15-gallon tree, seven 1-gallon shrubs, and one 24-inch box tree, completed before occupancy. Hedges over 3 feet cannot be within 26 feet of the front lot line.
- Maintenance & assessments: Owners must keep their lot clean and free of weeds. If the owner fails to do so after 10 days' notice, the committee may clean the lot up to four times yearly and assess the actual cost, which becomes a lien on the property. No regular monthly or annual assessments are established.
- Amendment & duration: The restrictions run with the land until December 31, 2015, then automatically extend in 10-year periods. Prior to 2015, amendments require approval of 80% of lot owners; after 2015, 70% is needed. All amendments must be recorded.
