What Sun Lakes Professional Village's governing documents say
Sun Lakes Professional Village is a commercial condominium in Mesa, AZ — units are owned individually and must be used exclusively as offices for professional services (e.g., medical, dental, legal, accounting). This declaration governs the entire community and binds all unit owners, lessees, and occupants.
- Use of units: Units may only be used for professional offices (such as medical, dental, law, architecture, accounting, real estate, insurance) and incidental sales of related goods. Any other use requires zoning compliance and—after the Period of Declarant Control—approval from all unit owners.
- Pets: No animals, birds, reptiles, or livestock are allowed except fish in aquariums and service animals for disabled persons.
- Vehicles & parking: No inoperable vehicles, trucks, trailers, campers, boats, or recreational vehicles may be parked or stored on the property. Parking is allowed only in designated parking spaces; repairs and construction of vehicles are prohibited except for emergencies. Bicycles may only be parked in designated racks for up to 24 hours.
- Leasing & rentals: Leases must be in writing and include an acknowledgment that the lease is subject to all governing documents. Unit owners must provide the association with lease start/end dates, tenant names, and emergency contact information at least 10 days before occupancy. Owners are liable for any violations by tenants.
- Alterations & improvements: Nonstructural interior changes do not require board approval, but any addition visible from the exterior, any structural change, or any work on perimeter walls or party walls requires prior written board approval. The board may impose conditions such as insurance, permits, and security deposits.
- Signs: No signs are allowed on building exteriors or visible from outside without board approval. The board may permit professional identification signs and establish criteria for size, color, and location.
- Maintenance responsibilities: The association maintains common elements (landscaping, lighting, sidewalks, etc.) and carries master insurance. Unit owners maintain their unit interiors and limited common elements serving only their unit.
