Owners have individual lots with attached units; the association maintains common areas and limited exterior elements. The rules apply to owners, residents, and lessees.
- Master association & layered rules: This community is part of the larger Fulton Ranch master planned community. Owners must also comply with the Master Governing Documents (Master Declaration, etc.) and pay separate assessments to the Master Association. In any conflict, the Master Governing Documents control.
- Leasing & rentals: Leases must be in writing, include a provision that the lease is subject to all Project Documents, and require the lessee to agree to be bound. The association may tow violators at the owner's expense.
