- What you own & maintain: You own your unit's interior; the association maintains common elements. Each unit owner is responsible for maintaining their unit and any limited common elements (e.g., patios, yards) allocated to their unit.
- Use restrictions: Units are limited to single-family residential use only. No business, trade, or profession is allowed on the property. Nuisances and offensive activities are prohibited.
- Architectural review: Structural alterations or changes to a unit's exterior require prior written approval from the owner of the adjacent unit. Nonstructural interior changes do not require approval but the owner is liable for any damage to other units or common elements.
- Parking & vehicles: No inoperable vehicles may be stored or parked so as to be visible from neighboring property. Vehicle repairs visible from neighboring property are also prohibited, except emergency repairs.
- Antennas & solar devices: Satellite dishes, antennas, solar collectors, and similar devices may not be placed on a unit or its limited common elements if visible from neighboring property without advance written consent of the adjacent unit owner.
- Clothes drying: Outside clotheslines or other outside drying facilities are not permitted.
- Assessments: Common expenses are assessed equally between the two units. Assessment liens are subordinate to first mortgages.
