What Boston Professional Village's governing documents say
Boston Professional Village is a commercial condominium community in Gilbert, AZ — you own your unit and share ownership of the common areas with other unit owners. Units must be used exclusively as offices for professional services (e.g., medical, legal, accounting). The association maintains common elements and enforces rules on leasing, parking, signs, and alterations.
- Use & occupancy: Units may only be used as offices for professional services (e.g., medical, legal, accounting, architecture, insurance, title). Other uses require zoning compliance and approval by the board (during declarant control) or all owners (after declarant control).
- Leasing & rentals: Leases must be in writing and include that the lease is subject to the declaration and rules. The owner must provide the association with lease start/end dates, tenant names, owner contact info, and emergency contact at least 10 days before move-in. Owners are liable for tenant violations.
- Pets & animals: No animals are allowed except fish in aquariums and service animals. This includes birds, reptiles, and livestock.
- Parking & vehicles: Parking is first-come, first-serve unless spaces are assigned as limited common elements. No inoperable vehicles, and no vehicle repairs (except emergency) are allowed. - Signs & exterior appearance: No signs (including 'for sale' or 'for rent') visible from the exterior without board approval. The board may allow identification signs on building walls subject to size, color, and style criteria. All signs must also comply with town ordinances.
- Alterations & improvements: Nonstructural interior alterations generally don't need approval, but any change visible from the exterior or affecting structural elements (walls, perimeter walls, party walls) requires prior written board approval and possibly an engineer's certification. The board may impose conditions such as deposits, insurance, and plan reviews.
- Antennas & window coverings: No outdoor antennas or satellite dishes without board approval (unless federal law prevents requiring approval).
