What Gilbert Ranch Village's governing documents say
This is an amendment to the governing declaration for Gilbert Ranch Village Unit II, a planned community in Gilbert, AZ. It applies only to Parcel K within the shopping center and primarily addresses owner obligations and restrictions for that parcel. This document is a partial amendment, not the full set of community rules.
- Parcel K use restriction: Parcel K must be used as a self-storage facility for the first ten years after January 2000. No other part of the shopping center may operate a self-storage facility during that period.
- Height limits: Buildings on Parcel K cannot exceed 10 feet in height, except a manager's apartment may be up to 15 feet, and an entry/office embellishment up to 24 feet.
- Separate common area maintenance: The Parcel K owner has the right and obligation to separately operate, repair, maintain, and replace common areas within Parcel K. Parcel K owners are not required to pay for common area costs of the rest of the shopping center.
- Stormwater management: Parcel K must be self-sufficient in stormwater retention; the rest of the shopping center shall not retain any stormwater from Parcel K.
- Architectural review: The Parcel K owner must submit preliminary site plans and elevations (including landscaping, signs, parking, utilities, building materials, height, grading, and drainage) to the Declarant for approval before submitting to the Town of Gilbert. Declarant may require compliance with architectural guidelines and building standards of adjacent land.
- What this document doesn't cover: This amendment does not contain the full community rules (e.g., residential restrictions, assessments, pet rules, leasing terms).
