Vintage Ranch is a standard single-family home HOA in Guadalupe, AZ, governed by a Declaration of Covenants, Conditions, and Restrictions (CC&Rs) recorded in 2001. This document establishes rules for all homeowners, residents, and tenants, covering architectural control, property use, assessments, and association governance.
- Architectural review: Any exterior construction or modification (including painting, landscaping changes, fences, etc.) requires prior written approval from the Design Review Committee. The committee has broad aesthetic discretion and may charge a review fee. Approval is deemed granted if the committee fails to act within 45 days of a complete application.
- Residential use & home businesses: All lots must be used exclusively for residential purposes. Limited home businesses are allowed if they are not detectable from outside, involve no customer visits, and are conducted only by residents (no additional employees). Leasing a residence is not considered a business.
- Pets & animals: Only domestic pets (dogs, cats, parakeets, etc.) may be kept in reasonable numbers as determined by the Board. Dogs must be leashed (max 6 feet) when off the owner's lot, and owners must clean up feces. No livestock, poultry, or reptiles are allowed. Structures for animals must not be visible from neighboring property.
- Vehicles & parking: Motor vehicles must be parked in garages or driveways; no storage of vehicles (e.g., under covers) outside garages. Recreational vehicles may be parked in driveways only for loading/unloading (max 24 consecutive hours or 72 hours in 7 days). Inoperable vehicles and commercial vehicles are prohibited unless approved. The association may tow violators at owner expense.
- Leasing & rentals: Owners may lease only their entire lot and residence. Leases must be in writing, for an initial term of at least one month, and subject to all community documents. Subleasing and assignments are prohibited. Owners must provide the association with lease details and tenant contact info at least 10 days before the lease starts.
- Assessments & fees: All owners (except the declarant) must pay regular assessments set annually by the Board based on an adopted budget. Assessments are equal per lot. Special assessments may also be levied. Delinquent assessments create a lien on the lot and a personal obligation of the owner at the time the assessment became due.
- Signs, antennas & exterior items: Signs visible from neighboring property require Design Review approval (except by declarant or association). Antennas and satellite dishes are subject to approval unless prohibited by federal law, and must comply with design guidelines. Clotheslines, basketball goals, and playground equipment visible from neighboring property also require approval.
