- What you own & maintain: You own your lot and single-family residence (minimum 2,000 square feet of floor area, excluding garages and guest structures); the Association owns and maintains the common areas (Tracts A, B, C) and front-yard landscaping.
- Single-family residential use only: All property must be used exclusively for single-family residence; no commercial or business use is permitted (except limited home-based business if undetectable from outside and generating no customer traffic). The entire lot can be leased to a single family; you remain responsible for tenant conduct.
- Architectural review & exterior alterations: ANY exterior change—fences, walls, paint, landscaping, structures—requires prior written Architectural Committee approval, which can refuse if deemed unsuitable for aesthetic reasons. Required setbacks: 10 feet from front and back lines, 4 feet from side lines.
- Pets & animals: Generally recognized house or yard pets are allowed; the Board determines what qualifies as reasonable in type and number. Any animal housing or structures must not be visible from neighboring property.
- Vehicles & parking: No mobile homes, motorcycles, motor homes, boats, recreational vehicles, trailers, or permanent tents may be stored visibly. Only operating automobiles may be parked in uncovered areas; the Association can tow vehicles parked on streets or common-area drives at the owner's expense.
- Party walls (shared walls): Owners of adjoining lots equally share use rights and repair obligations for party walls and fences; if one owner's negligence causes damage, that owner pays repairs; otherwise both split costs. Disputes are decided by the Board.
- Assessments & fees: Initial maximum annual assessment: $300 per lot. The Board may increase up to 15% annually without a member vote; increases above 15% require a two-thirds member vote. Delinquent assessments accrue 10% annual interest plus administrative and attorney's fees; assessments are a lien on the property.
- Exterior appearance & visibility: Clothes lines, antennas, signs, and similar structures must not be visible from neighboring property or streets. Buildings must be kept in good repair and properly painted; the Association can enforce repairs after 30 days' notice at the owner's expense. Trees and shrubs may not overhang common areas above 12 feet.
