This document is a clarification to the original declaration for Citrus Grove, a condominium development in Phoenix, AZ. It was recorded to explain how units are defined and to address undeveloped portions of the property. The rules described here supplement the main declaration and plat, not replace them.
- What you own & maintain: A unit consists of an apartment (living space), a numbered parking space, certain exclusive-use patio/yard areas, and an undivided 1/27th interest in the common elements. Conveyance of a unit includes all these rights, subject to the declaration.
- Exclusive-use areas (patios/yard areas): Areas labeled 'Restricted Common Areas' on the plat are patio/yard areas for the exclusive use of adjacent apartment owners. The declarant or association may adjust boundaries or create similar additional areas for other apartments, as long as they are comparable in size and purpose.
- Construction status: At the time of this clarification, structures for Apartments 1, 2, and 5–13 were not yet built. The declarant has no obligation to construct them; future construction is governed by the declaration, and all interest holders are subject to those terms.
