L'Ermitage is a condominium community in Phoenix, Arizona—you own your individual unit and share the building's common elements. This is an amendment to the community's Declaration that clarifies which maintenance responsibilities fall to the association versus individual unit owners, particularly for roofs and structural elements.
- What the association maintains: The association maintains and pays for the building's structural elements: outside walls, floor and ceiling slabs, load-bearing columns and walls, and exterior fixtures that serve the common areas or other units. Notably, roof and sub-roofing materials are explicitly NOT the association's responsibility.
- What you maintain as a unit owner: You are responsible for your tile and flat roof areas, sub-roofing underlayment and plywood, HVAC and heating equipment, appliances (dishwasher, laundry, refrigerator, oven, stove, water heater), interior paint and finishes, and floor coverings—except the concrete floor slab itself.
- Roof repair requirements: Any roof repair costing more than $500 must be performed by a licensed and bonded roofing contractor.
- Changes requiring board approval: You must obtain board approval before making any substantial changes to the type or method of installation of your HVAC or heating equipment, or before changing the type or color of your roof tiles.
