What Citrus Groves's governing documents say
Citrus Groves is a condominium community in Phoenix, AZ — you own your individual apartment unit plus a parking space and an undivided 1/27th interest in the shared common elements. The association maintains the building structure and common areas, funded by monthly assessments. This document is the full set of rules for all unit owners and residents.
- What you own & maintain: Each unit includes an apartment, a parking space, and a 1/27th share of common elements. The association maintains structural parts (exterior walls, floors, roofs) and common areas; you maintain interior surfaces, air conditioning/heating, and your patio/yard area. No structural changes without board approval.
- Leasing & rentals: Only entire apartments may be rented, and occupancy is limited to the lessee, family, servants, and guests. The association has a right of first refusal: you must notify the board before selling or leasing, and they can match the offer within 15 days.
- Pets: Only household pets are allowed, but the board can limit the number and kind of pets and otherwise regulate them.
- Signs & business use: No advertising signs except one 'For Sale' or 'For Rent' sign per unit (max 5 sq. ft., location approved by board). No business activities in units or on property.
- Assessments & fees: All owners pay monthly assessments based on a 1/27th share of common expenses, plus any special assessments. Late payments may incur interest and a lien on the unit.
- Alterations & decorations: You may make nonstructural changes inside your apartment without board approval, but any alteration visible from outside or the neighborhood needs board approval. No reflective materials on windows.
