Greenway Condominium Association in Stamford, AZ, is a condominium community where you own your unit and share common elements. These rules apply to all owners, residents, and guests, and supplement the condominium's declaration and bylaws. They cover daily living conduct, use of common areas, and specific restrictions on parking, pets, and alterations.
- Common areas & noise: The building envelope and all common areas must remain in original appearance. Noise is to be minimized in parking lot, porches/balconies, hallways, and stairwells. Smoking is prohibited in common areas.
- Doors, hallways & entryways: No puncturing, nailing, or attaching objects to the exterior side of unit doors or hallway walls. Door knockers are prohibited; peepholes may be installed after notifying the Board. Holiday decorations may be hung temporarily with damage-free hangers only. Hallways must remain clear of clutter.
- Porches, balconies & windows: Porches/balconies are limited common areas maintained by the Association. No puncturing or attaching objects to railings, but bikes may be stored on ground-floor porches with a vinyl chain. Personal plants on decking are allowed if well-maintained; hanging plants, bird feeders, and wind chimes are prohibited. Only outdoor patio furniture is allowed. Light bulbs must match Board specifications; no colored bulbs. Owners must clean their own windows and exterior fan blades.
- Grills & fire safety: Open-flame cooking devices (charcoal burners) are prohibited on combustible balconies and within 10 feet of combustible construction. Small propane grills (container ≤2.5 lbs water capacity) are allowed on balconies. No flammable liquids storage. Violations may result in fire marshal citation and fines.
- Parking: Each unit has one reserved parking space (not deeded). Additionally, there are unmarked spaces for shared use. No unit may use more than two spaces total. No recreational vehicles, trailers, boats, or portable storage units. Major vehicle repairs are prohibited except emergencies. Owners must register vehicle info with property manager.
- Bike shed: Bikes must not be carried up stairways; use the bike shed for storage. Second-floor residents may also store baby strollers. The shed must be locked at all times. A stepladder is available for owner use and must be returned.
- Pets: Owners may have one or two pets (subject to a separate Pet Policy & Application). All owners, even those without pets, must sign the pet policy form. Pets must not intrude on others' quiet enjoyment, and the association should not incur costs from pets.
- Garbage & recycling: Trash collection is provided by the town; residents must recycle. Dumpster is in the adjacent parking lot. Prohibited items include yard waste, electronics, building materials, etc. Fines from the town may be passed to the responsible owner or levied as a special assessment.
