Highline Canyon is a single-family home community in Phoenix, AZ — you own your lot and house, and the homeowners association (HOA) maintains common areas and enforces rules. This declaration of covenants, conditions, and restrictions (CC&Rs) governs the subdivision.
- Residential use & home businesses: Lots are for single-family residential use only. Home businesses are allowed if they comply with municipal ordinances for home businesses in residential districts.
- Building type & size limits: Each lot can have one detached single-family residence not exceeding two stories, plus a private 1- to 3-car garage. Some lots (1-3,7-12,16,19-23) are limited to one story above ground and 25 feet in height.
- Architectural review: Exterior changes, landscaping, and improvements (including HVAC, solar panels, antennas) require prior written approval from the Architectural Committee.

Vehicle size limits: 222 inches length, 75 inches height, 84 inches width.
- Pets: Common household pets (dogs, cats) are allowed, but not for commercial breeding. The Architectural Committee determines unreasonable numbers. Pets must be kept in a fenced yard or on a leash when outside.
- Signs: Only permitted signs include: one temporary for-sale/for-rent sign (max 5 sq ft), one residential identification sign (max 80 sq in), signs required by law, signs used by Declarant, and those approved by the Architectural Committee.
- Assessments & fees: All owners pay annual assessments, initially capped at $1,800 per lot, with automatic increases (5% or CPI-based, max 20% year-over-year without majority approval). Special assessments require 2/3 vote. Late payments incur 10% annual interest or $15 late charge. A transfer fee (set by Board) is due upon purchase; the first purchaser after construction also pays a reserve fund contribution equal to 2 months of annual assessments.
