What Mirage Condominiums II's governing documents say
Mirage Condominiums II is a small condominium community of just 2 units in Phoenix, AZ. You own your individual unit and share ownership of common elements. The association handles maintenance of common areas, funded by assessments on each unit.
- What you own & maintain: You own the interior of your unit, including interior partitions and fixtures, while the association maintains the common elements (exterior, roof, common areas). You are also responsible for limited common elements like patios/balconies, exterior doors and windows.
- Assessments & fees: Each unit pays an equal share of common expenses. The initial maximum assessment is $10 per unit, adjustable annually by CPI or by a 2/3 vote for larger increases. Special assessments also require a 2/3 vote. Late payments incur 12% interest and a $10 late fee.
- Use restrictions: Units are for single-family residential use only. No businesses, no outdoor clotheslines, no solar collectors visible from neighboring property, no satellite dishes visible without approval, and no nuisances.
- Architectural review: Structural changes to a unit require prior written approval from the Architectural Committee, with an engineer's certification. Exterior visible alterations also need approval from the adjoining unit owner and the committee.
- Parking & vehicles: No inoperable vehicles may be stored or parked where visible from neighboring property, and no vehicle repairs visible from neighboring property except emergencies.
- Leasing & rentals: Tenants are allowed; the document references guests and tenants but does not impose a minimum lease term.
