Mirage Condominiums No. I is a 2-unit condominium in Phoenix, AZ — you own your individual unit and share ownership of common elements with one other owner. The Amended and Restated Condominium Declaration (1993) is the full rulebook for owners, covering everything from unit boundaries and maintenance to use restrictions and assessments. This is a small community where the two owners have equal votes and equal shares of common expenses.
- What you own & maintain: Your unit includes interior spaces, interior partitions, and fixtures within boundaries. The association maintains common elements, but with only two units, each owner also maintains the limited common elements allocated to their unit (e.g., adjoining yard/patio, exterior doors/windows). You are responsible for interior maintenance and repair; the association handles common elements, though owners may elect otherwise.
