Verrado Condominiums I is a mixed-use condominium in Phoenix, AZ — you own your individual unit (residential, commercial, or antenna) and share common elements with other unit owners. The association maintains common areas and carries master insurance, funded by assessments based on each unit's percentage interest. This declaration applies to all unit owners, lessees, and occupants.
- What you own & maintain: Your unit includes finished surfaces inside perimeter walls, floor, and ceiling; you maintain interior fixtures, windows, exterior doors, and any limited common elements like balconies, storage closets, or assigned parking spaces. The association maintains all common elements and structural components.
- Leasing & rentals: Residential units may be leased for a minimum of 30 days; short-term vacation rentals are prohibited. Leases must be in writing and require prompt notification to the association with dates and occupant names. Owners of 10 or more residential units are exempt from the 30-day minimum.
- Pets: No more than two domestic pets (dogs, cats, or household birds) per residential unit. Pets must be leashed outside the unit, not create noise or odor nuisances, and no pet structures visible from exterior. The board may adopt additional pet rules.
- Parking & vehicles: Parking is allowed only in designated spaces. Residential vehicles must park in assigned spots; commercial vehicle parking is restricted. No trucks (except pickups/SUVs), trailers, campers, boats, or inoperable vehicles may be stored on property. The association may tow violators at owner expense.
- Use & occupancy: Residential units are for single-family use only; no commercial business may be conducted unless it is home-based and not visible/smellable from outside, complies with zoning, and doesn't generate traffic. Commercial units are for permitted commercial/retail uses. No antennas or satellite dishes outside the antenna unit.
- Architectural alterations: Non-structural interior changes are allowed without approval, but structural alterations or any exterior changes (visible from outside) require prior written board approval. Board must find changes aesthetically harmonious. Unit owner liable for damage from alterations.
- Commercial restrictions & Bashas' lease: Certain uses are prohibited in all commercial units to protect the grocery tenant in Unit C-1, including delicatessens, sandwich shops, cocktail lounges, theaters, churches, day care, and convenience stores. No other unit may sell alcoholic beverages for off-premises consumption without the grocery tenant's consent.
