- Age restriction: At least one occupant per unit must be 39 years of age or older, and no one under 16 may reside in any unit.
- What you own & maintain: You own your unit (including patios/balconies) and may separately own a numbered parking stall, which can be sold or leased independently. The association (Council of Co-Owners) maintains common elements, and you must maintain your own unit interior, install carpeting (except kitchen/bath), and keep patios/balconies tidy.
- Assessments & fees: Monthly assessments cover common expenses, including recreational center fees. Payments due on 1st of month, delinquent after 10 days, with late penalties, 10% interest, and collection costs. The association may also impose a $10/day fine for rule violations.
