At purchase, you pay a one-time Impound Fund (6 months of assessments, refundable at sale minus amounts owed) and a Transfer Fee, and you must own at least one parking space. - What you own & maintain: You own your unit's interior and exclusive use of your balcony/patio; the association owns and maintains the buildings' structure, roofs, common grounds, garage, and shared systems. Each unit holds a percentage interest in common elements based on formulas recorded in the declaration.
- Parking spaces & garage: The underground garage has 208 numbered Restricted Parking Spaces (individually deeded and separately taxable) and Guest Parking Spaces for visitors.
