Westbrook Village is a master-planned community in Sun City, AZ, governed by a master association (Westbrook Village Association). This Restated Declaration sets the overarching rules for all residential units, including single-family homes, condominiums, and apartments. Individual neighborhoods may have separate sub-associations with additional rules. The community is age-restricted (55+) and has a master association that maintains common areas and enforces architectural standards.
- Age restriction (55+): At least one occupant per residential unit must be 55 years or older, and no one under 18 may reside except as a guest for up to 90 days per 12-month period. At least 80% of all units must have at least one person 55+. The Board may adopt more restrictive or less restrictive rules consistent with fair housing laws.
- Leasing & rentals: Residential units may be rented or leased only by written lease. Tenants must comply with the Declaration, Bylaws, and rules.
