Paradise Ridge is a single-family home HOA community in the Phoenix, AZ area. All lots are used exclusively for residential purposes, and the association maintains common areas and enforces uniform rules on everything from paint colors to parking. Living here means your home's exterior and lot are subject to strict architectural approval and ongoing community standards.
- Architectural review: Any exterior construction, modification, or change in appearance (including fences, landscaping, paint, and window coverings) requires prior written approval from the Design Review Committee. The committee can deny plans for purely aesthetic reasons, and its decision is final. Repainting to the original color or interior work that doesn't affect the exterior does not need approval.
- Leasing & rentals: Owners may lease only the entire lot and residence. Leases must be in writing, have an initial term of at least one month, and include a provision that the lease is subject to all community rules. Subleasing and assignments are prohibited. The owner must notify the association at least 10 days before the lease starts and provide tenant and emergency contact info.

Signs are limited to one small for‑sale/rent sign, political signs (as allowed by law), and one residential identification sign. Antennas and satellite dishes require prior approval. Flags (including American flag) are allowed but subject to design guidelines. Timeshares, further subdivision, and rezoning without approval are prohibited.
